PAGEWOOD Acquires 1440 Brittmoore Road and Announces Redevelopment Plans for New Headquarters and Retail Destination, The Outpost at Brittmoore
Adaptive Reuse Project Will Introduce New Office and Class A Retail Space Along the Brittmoore Corridor
HOUSTON, TX – April 6, 2026 – PAGEWOOD, a leading Houston-based, data-driven real estate investment and operations firm, today announced the acquisition and planned redevelopment of 1440 Brittmoore Road, a 14,000-square-foot building located along the Brittmoore Corridor and directly across a private drive from The Quad—an existing PAGEWOOD property.
The redevelopment, named The Outpost at Brittmoore, will serve as PAGEWOOD’s new corporate headquarters while introducing a complementary retail component designed to activate the site and support a campus-style environment. PAGEWOOD will occupy approximately 6,000 square feet, with the remaining space demisable and targeted for food and beverage or fitness-oriented retail users.
“Adaptive reuse developments have always been a core part of how we invest and create value,” said Paul Coonrod, Founder & Managing Principal of PAGEWOOD. “The Outpost at Brittmoore reflects our commitment by reimagining an industrial property as our headquarters and introducing retail that enhances the surrounding neighborhood and supports the local community along the Brittmoore Corridor.”
Designed by Odom Studios a Cline Company, the project will feature a modernized exterior with expansive glass windows, a shared patio attached to the main retail space on the building’s southwest corner, and a common lobby that connects the retail and PAGEWOOD’s headquarters. The office space will include roll-up doors and a private patio, reinforcing an indoor-outdoor work environment.
Retail leasing for the project is being led by Blue Ox, with an emphasis on experiential and service-oriented users that complement both the headquarters environment and surrounding neighborhood. Additional plans include efforts to activate the private drive between The Outpost and The Quad, creating a more connected and walkable experience.
Located just off the Brittmoore Corridor, the 1-acre site offers convenient access to I-10, Beltway 8, and Loop 610, positioning the project within a highly accessible infill location. The redevelopment reflects continued growth and reinvestment in an area historically defined by industrial uses and now evolving to support modern office and retail product.
Construction is anticipated to deliver in Q4 2026.
